Assess more land, in less time.

Write what you are looking for as you would say it to a surveyor: the assistant searches the plan and the land registry and brings the land up on the map, including plots nobody has put up for sale. You can search within a municipality, a province or a region.

The municipal zoning plan on the aerial photo, parcel by parcel, over the Agenzia delle Entrate land registry, wherever the plan is on the platform in digital format. In a single parcel sheet: what the plan allows there, the constraints, the plan's rules with the article and the parameters where they have already been read, and where every piece of data comes from.

A user is one person with their own access: their own name, password and work. Studio has three; Team has as many as the contract states: we activate the accounts ourselves, one per person, on request. It is not a limit on how much you can look at — every user has the whole platform — but on how many people use it: the subscription is personal, and sharing it between two people is not allowed.

The assistant reads the plan's rules, the land registry and the data for the plot you have open, and answers citing the article. It is the only feature that costs us per use — behind every question there is an artificial intelligence model at work — and that is why it is counted. The counter resets on the first of every month, and we warn you before it runs out, not after. On Team, the number of questions is agreed case by case.

The “Values” button opens the map of the price per square metre of building land, municipality by municipality, and compares the parcel with its plan zone and with the municipal average, stating how the value was estimated and from which source.

Colours Italy municipality by municipality with the official OMI property values from the Agenzia delle Entrate (four property types) and drills down zone by zone to the individual parcel.

Colours parcels according to their statutory suitability for ground-mounted solar PV, with filters for area, distance from the power grid and slope, and shows the suitable land across the whole portion of the map you are viewing.

For the parcel or zone you have chosen: how far away the plan's service areas are (schools, healthcare, green space, car parks), the station, the motorway junction and the local points of interest. From the parcel sheet, how many businesses there are within one kilometre: supermarkets, schools, pharmacies, stops and stations, restaurants and bars, hospitals and doctors. These are counts, labelled «Google data».

From the parcel sheet, how many cubic metres of earth are cut and filled to level it: at the height that balances the two, or all cut or all fill. From INGV's 10 m terrain model, with a map of where you cut and where you fill.

You click the parcels one after another and they become a single plot: area, value range and checks (zone, minimum plot size, adjoining parcels); you export it to CSV or save it to your portfolio.

Put up to 30 parcels next to each other and compare them item by item, with the best highlighted; the list stays in your account.

Save up to 20 searches and rerun them with one click; when you come back to the platform it tells you what has appeared, disappeared or changed. There are no email alerts.

Measure distances, areas and perimeters and draw circles and notes on the map; the drawing stays in your browser and can be downloaded as GeoJSON.

Upload your own GeoJSON files to your account (up to 10, 2 MB each) and view them on the map alongside our layers, with the colour and transparency you choose.

One page for each parcel, set up for the purpose you choose — bank, sale and purchase, project, solar PV, quick check — with the data that purpose needs; the dossier downloads as a PDF, set up for the same purpose. The CSV of the single parcel and of the plot you put together, to open in Excel; the DXF for CAD with parcels, parcel numbers and zoning plan zones in real coordinates (UTM, in metres), and the parcel or plot in GeoJSON and in KMZ for Google Earth. The list of results from a search cannot be exported.

From the parcel sheet you ask the Agenzia delle Entrate who owns it: registered owners, right and share, land quality, class and income values, and the official registry extract in PDF. One parcel at a time, paid per extract at your plan's price (Professional €7.90, Studio €5.90, Team €3.90, VAT included); the data is for your use and we do not keep it.

On the map and in the parcel sheet, the court auctions from the Ministry of Justice's Portale delle vendite pubbliche (public sales portal): reserve price, date and link to the notice.

The «Municipality» section sums up the municipality you have opened in four figures, chosen for your line of work: for example plots zoned for development, hectares zoned for development, off-market land, parcels suitable for solar PV and installable capacity, each with its source.

From the sheet of a parcel with a building: how many panels fit on the roof, over how many square metres, how many kWh a year they produce and the capacity, with the date and quality of the imagery used. Google data.

Your firm's name, entered once in your account, appears as «Prepared by» on the PDF dossier you hand to your client.

You download the map image together with the georeferencing files (.pgw and .prj): opened in QGIS, it places itself in the right spot, at the right coordinates.

Automatically finds, within the municipality, groups of adjoining parcels zoned for development that together form a plot, and ranks them; the group you choose exports to CSV, like a plot.

On activation we agree with you how much weight to give to development zoning, compliance with the plan, constraints, values and proximity to roads and services: search results come out ranked on those priorities.
